Terms and Conditions
These terms and conditions govern bookings for the listed properties. When you make your booking you will be informed if arrangements differ, mainly regarding checking in and checking out times. Any bookings made or order placed by you, whether through the web site or otherwise, shall be deemed an offer by you to rent the relevant accommodation subject to these terms and conditions.
Please note that TLC MANAGEMENT LTD do not accept same sex parties or if all members are under the age of 25. Any misleading information given on a booking request may result in summary eviction.
Fair Use: The occupancy and use of a property rented from TLC Management Ltd is subject to conditions of fair use. TLC Management Ltd accepts fair wear and tear to the property, its furniture, equipment, fixtures and fittings.(Please refrain from putting paper and other items in WC - this may cause serious sewage blockage) Please use toilet bins provided. Please refrain from using the immersion heating for more than one hour continously. All air-condition units must be turned off when the rooms and property are not occupied. Please close all windows /doors when air-condition units are in use.
However, any damage above and beyond that which may normally be considered to be fair wear and tear caused and carried out by the occupant(s) or by guests of the occupant(s), will be deemed to be the responsibility of said occupant(s) and financial compensation will be sought. Furthermore, consistent abuse of the property or its contents will result in summary eviction.
Behaviour: It is your responsibility to ensure that you and all members of your party do not behave in a way that causes heavy disturbance, offence or danger to others or which risks damage to property belonging to others. In such circumstances, we have the right to terminate arrangements, in which case our responsibility to you ceases immediately and there can be no refunds, no payment of compensation and no reimbursement of any cost or expense that you may incur as a result. Further, you will be liable to reimburse us for any expenses whatsoever that is incurred as a result of your behaviour.
Common Sense: To avoid losing the security bond, we advise guests that they should refrain from running on tiled floors when wet, do not sit on furniture in wet swim wear / suntan lotion etc. If high winds occur, please close pool side umbrellas to avoid damage/accidents. Please remember to treat the accommodation with respect so that others may enjoy the facilities provided.
Cancellations: We reserve the right to cancel any reservation if faced with Force Majeure, (i.e. unusual and unforeseeable circumstances beyond our control) the consequences of which we could not avoid. These include but are not limited to oversight or errors by third parties, war, riot, civil strife, terrorist activity, industrial dispute, natural or nuclear disaster, fire, flood, adverse weather conditions or the threat of any of these. If we make such a cancellation, we will offer the Client comparable alternative arrangements or a refund of all monies paid in respect of the Clients reservation.
It sometimes, if rarely, occurs that other situations arise, of a local nature, which are equally beyond our control. These include but are not limited to, failure of equipment, loss or low water supply, loss of electricity supply, loss of telephone connection or loss of access. It does not apply, for instance, to an area wide loss of service.
ALL CANCELLATIONS MUST BE SUBMITTED TO TLC MAINTENANCE AND PROPERTY MANAGEMENT IN WRITING, EITHER BY E-MAIL OR BY POST AND WILL BE CONSIDERED EFFECTIVE FROM THE DATE OF RECEIPT BY US.
In the event of cancellation by the client, the following cancellation charges will be applied:

(b) 42 days – 29 days 30%
(c) 28 days – 15 days 45%
(d) 14 days – 8 days 80%
(e) 7 days – 0 days 100%
The relevant charge will be deducted before any refund is made.
Liability: In consideration of the fact that the company acts only as a booking agent, the company takes no liability whatsoever for any aspect of the arrangements and, in particular accept no liability for any loss, personal injury / illness or death however occurred. Travel insurance is therefore strongly recommended. Even though the bulk of our rental properties have a safe installed, any Valuables left at the property, are left at your own risk. We are not responsible for any loss, therefore please ensure all doors, shutters, windows are closed and locked when leaving the property. If anything is left behind on departure, items can be sent to you at your own cost.
We shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control including though not limited to Force Majeure as stated in the above cancellation paragraph.
We will not compensate for the breakdown of mechanical equipment such as washing machines, dishwashers, fridge freezers, swimming pools etc (although we shall endeavor to repair as soon as possible) nor will we compensate for lack of water supply due to water shortages which are Island wide and which the Water Authority control distribution/supply.Neither will we be responsible for area electricity cuts by the local authorities which sometimes occur.
Construction works: We undertake to notify our clients as soon as we become aware of any construction activity which may affect their enjoyment of a rental property. However, TLC Management Ltd will not be held responsible for construction work carried out by third parties, in proximity to any of the properties on this web site. We are generally not notified in advance and are not involved in the planning of these works. In most cases, we are in no position to prevent, or demand cessation of any construction.
Safety: No responsibility is accepted by the owners of the property or TLC Management Ltd for any accidents or injury caused in the property or grounds. We draw particular attention to the use of any spas or swimming pools especially by young children, who must be supervised at all times as there are no life guards on duty. Although TLC telephone assistance can help if needed.
Linen: Linen is included. (Two towels per person). If you require an extra linen change/cleaning service during your stay, then this will result in an additional cost which has to be pre requested.
Smoking Policy: To suit the preferences of the majority of our guests, smoking is not permitted inside the properties. Please refrain from doing so.
Arrivals and Departures: To ensure the Villa is at an acceptable level of cleanliness, cleaners must be afforded time to sort the accommodation. Therefore, you may not arrive at the property earlier than 15:00hrs on the day your rental period begins. The property must be vacated by 11:00hrs on the day of departure. A request may be considered for a late departure or an earlier arrival subject to our discretion.
When making enquiries or a reservation you must take into account that your flight may arrive in the early hours of the morning or late the previous evening. In which case, if you require immediate access to the property, you should add a night to your rental period. Upon telephone/email communication with TLC, you will be given a four digit security code which opens a key safe box outside the front door of the holiday property. You will be met by a member of TLC the following working day. Equally, your departing flight may leave later in the day or early the next morning. In which case, if you need use of the property until then, you should add another night to your rental period. Extra nights are calculated simply by dividing the weekly price by 7.
Throughout the web site, our property rental rates are presented on a ‘Per Week’ basis. This is purely for the convenience of our customers. The term ‘Per Week’, in the context of our rental rates, means a period of seven nights and not a calendar week or any other interpretation of the terms.
Sub letting: The property cannot be sub let to any other persons other than those on the original booking agreement. Nor are we responsible to comply immediately if more persons arrive in accordance with the original confirmed booking.
Complaints: If you have a complaint during your stay you must inform TLC Management Ltd personnel immediately. They will do their best to solve the problem as soon as possible.
Travel Documents: You are responsible for ensuring that you are in possession of all necessary travel documents and that they are valid.
Web Site: Please note that while every care is taken in choosing the photographs and compiling the descriptions and specifications on the web site, they are meant as a guide only. Whilst we are committed to providing the best possible service to our customers, TLC Maintenance and Property Management will not be held responsible for errors or omissions and no warranty is implied or given. All photographs, specifications and prices are subject to change without notice and photographs may be digitally altered and /or cropped for performance reasons.
Deposit: Deposit for rental of 25% of total to be paid at time of booking with the remainder to be paid at least six weeks prior to arrival. Please note that payments made by credit card will incur a surcharge.
Security Bond: A bond of 250 Euros is required along with the final payment. After departure the property will be inspected and providing no damage has occurred the bond will be returned within 15 working days.
